The Regulatory Position on DNR Sarjapur Road Is the First Finding
What can be assessed rigorously is everything already on the record: two regulatory filings, eleven years of the developer's own published annual returns, its Karnataka RERA registry history, the micro-market's dated price and rental data, and the named schemes this project would compete against. That is what this page does. It is written for a reader deciding whether to keep tracking DNR Sarjapur Road - not whether to book in it, because booking is not currently possible.
Karnataka's State Expert Appraisal Committee granted Standard Terms of Reference for the project on 2 July 2026 (proposal SIA/KA/INFRA2/576225/2026, ToR identification TO26B3813KA5630370N, state file SEIAA 219 CON 2026, Category B1, Schedule 8(b) Townships and Area Development Projects). DNR filed its environmental clearance application, SIA/KA/INFRA2/585446/2026, on 20 August 2026, and that application is under examination. Terms of Reference set the scope of the environmental study; they are not an environmental clearance. Pre-launch marketing routinely blurs the two, and the distinction is the difference between a study being scoped and a project being cleared.
More consequential for anyone considering money: DNR Sarjapur Road holds no K-RERA registration. No number exists for it. A project in a registrable class cannot lawfully be advertised, marketed, booked or sold before registration is granted, and none of the Act's payment, escrow, timeline or defect-liability protections attach to a project that has not been registered.
The project also has no announced name. It is being referred to in early campaign material as DNR Sarjapur Road; DNR Group has not announced a marketing name, and the regulatory file itself carries the working project name "Dnr Buildtech & Others", with DNR Corporation Private Limited named as promoter.
None of this is abnormal for a scheme at this stage. It does mean that the honest verdict today is a verdict on a developer and a location, not on a product.
Is DNR a Good Builder? The Record on DNR Corporation Private Limited
DNR Corporation Private Limited is a Bengaluru developer incorporated on 7 December 2007 (CIN U45201KA2007PTC044602), operating only in Bengaluru, in the premium-to-luxury apartment segment plus four commercial assets. The figures below come from the company's own published MCA annual returns and from the Karnataka RERA registry.

The compliance record is the strongest single thing about this developer. Two complaints and zero Authority orders across a register of more than fifteen thousand complaints, with nothing at all in the 440-row violations table, is an unusually clean position for a company that has been registering projects since 2017.
The delivery record is real but imperfect, and it belongs on the page rather than in a footnote. DNR's three delivered schemes - DNR Reflection, DNR Casablanca and DNR Springleaf - each applied for completion roughly ten to twelve months after their registered completion dates. That is moderate slippage by Bengaluru standards and is not a distress signal, but a buyer planning a move-in date should build it in rather than take the declared date at face value.
On scale, DNR should be neither inflated nor diminished. It is a genuinely mid-sized developer, roughly an order of magnitude smaller by turnover than the listed Bengaluru majors: Brigade Enterprises reported FY2024-25 consolidated revenue of about Rs 5,074 crore, some thirteen times DNR's figure, and Prestige Estates about Rs 7,349 crore, some nineteen times. The bases are not like-for-like - DNR's Rs 385.27 crore is a standalone single-entity turnover while the other two are consolidated listed-group revenues, and the DNR group also builds through separately registered entities whose revenue never enters DNR Corporation's accounts. The comparison is useful for calibration and misleading if read as a league table.

A brand is not a registered holder, and this table is why that matters. DNR Casablanca is registered to a three-name promoter consortium rather than to DNR Corporation; of those three, only Micro Infrastructure is credibly a group entity, and even that identification is inferred, because the K-RERA record carries no CIN. Both phases of DNR Arista are registered to Inesa Ventures LLP. A buyer's contractual counterparty is the entity named on the certificate, not the brand on the hoarding, and the two are not always the same company.
One practical corollary: verify every registration number at the registry rather than on a marketing page. We found a DNR project page carrying a different DNR project's registration number - an easy clerical slip, and a good reason to treat the portal as the source of record.
Leadership is stable and worth noting for what it says about continuity: Vipul Kumar Kumat is managing director and Ritesh Kumat whole-time director, and the board has been unchanged since FY2018-19. Anand Surana is chairman of DNR Group; he is not a director of DNR Corporation Private Limited and appears in none of its published annual returns.

Two derived figures, shown with their arithmetic and offered as estimates rather than facts. Density: 865 units ÷ 11.86 acres = 72.9 units per acre. Gross built-up area per unit: 254,912.84 sq m ÷ 865 = 294.7 sq m, about 3,172 sq ft per unit, inclusive of basements, parking, common areas and the clubhouse. That second figure is emphatically not a unit size and must never be read as one; it is a coherence check on the filed numbers, and they pass it.
For context, this would be a materially larger scheme than most of Doddakannelli's recent supply, where two-to-five-acre infill projects dominate.
What Is Claimed for DNR Sarjapur Road but Not Corroborated
Marketing copy circulating ahead of launch describes five towers lettered A to E, a uniform two-basement plus ground plus twenty-two upper-floor profile, a maximum height of 75.75 metres, an inventory of "750+" residences, a two, three and four-bedroom mix, a vehicle-free central podium, a standalone clubhouse, pedestrian trails and Vaastu-compliant alignments. None of that appears in any primary document, and none of it is stated as fact anywhere on this site.
Three observations a reader should weigh.
The circulating material is not independent corroboration of itself. The client brief and a lead-generation website carry identical unusual values - the same 75.75 metres, the same floor profile, the same "750+", the same towers A to E, the same two price points with the four-bedroom left unpriced, even the same phrase "mid-density". They share an upstream marketing source. Two copies of one claim remain one claim.
"750+" and the filed 865 are not two ends of a range, and this site never presents them as a band. They are two claims of different evidential quality. The filed figure is also the internally coherent one: against 750 units the gross built-up area per unit would rise to roughly 3,659 sq ft, which is difficult to reconcile with a two-bedroom entry point near Rs 1.25 crore.
The developer's own silence is the most telling signal of all. DNR Group's website publishes ten project pages and carries no Sarjapur or Doddakannelli project, no "upcoming" section and no teaser; its residential index was last modified on 1 August 2026, a month after the Terms of Reference were granted, and its FY2024-25 annual return mentions neither Doddakannelli nor Sarjapur. The promoter has published nothing about this project at all.
A related caution about the channel. The material in circulation appears on a lead-generation website that publishes no company name, no contact address and no K-RERA agent registration number, whose own footer states it is not the official DNR sales channel while its credit line simultaneously claims channel-partner authorisation. Its domain was created on 18 July 2026, sixteen days after the Terms of Reference were granted, with the registrant masked behind a privacy service.
Micro-Market Fundamentals at Doddakannelli
The location case is the strongest part of this project, and it is verified. Wipro's Doddakannelli corporate campus is 0.51 km by road from the parcel - genuine walking distance to one of the corridor's largest single employers. The parcel fronts Sarjapur Main Road on its south-west edge and sits roughly 21 metres from the water at the western tip of Doddakannelli Lake at its nearest point, a proximity both filings independently reproduce.

Every figure above is road distance. Straight-line distances on this parcel are wrong by factors of two to four and a half - the lake and the Outer Ring Road crossing force long detours - and they invert the ranking outright, so none is published here. No single drive-time number is published either: on a corridor where the uncongested routing floor and the realistic peak sit far apart, one minute count is not information.
On transit, the honest headline is rail, not metro. Nothing operational serves Sarjapur Road. The nearest operational metro station is Hosa Road on the Yellow Line at 9.12 km by road, with Central Silk Board at 9.73 km. Blue Line Phase 2A along the Outer Ring Road is genuinely under construction and its stations are much closer - Ibbaluru at 3.97 km is the nearest, then Embassy Tech Village and Kadubeesanahalli at 6.03 km, Prestige Bellandur at 6.09 km and Agara Lake at 6.53 km - but they are not open, deadlines have slipped repeatedly, and no opening date should be quoted for any of them. Phase 3A of the Red Line carries an elevated station named Doddakannalli; it has Karnataka Cabinet approval dated 6 December 2024 but is still awaiting Union Cabinet approval, with realistic operations no earlier than 2030 to 2033. Carmelaram railway station at 3.47 km is the nearest rail connection of any kind today and the only one a resident could actually use.
The road itself is the good news, and it is concrete. The 4.7 km Iblur-to-Carmelaram stretch of Sarjapur Main Road was widened to 45 metres and asphalted in 2022, and this parcel sits inside that stretch.
On pricing, the corridor is flat rather than rising. Doddakannelli apartments were asking Rs 12,100 to Rs 13,300 per sq ft across three portals in the quarter ending June 2026 - asking aggregates, not registered transaction values, against a published Government Registration Rate of Rs 7,250 per sq ft for East Bangalore. The quarterly series ran Rs 12,250 in September 2025, Rs 13,200 in December 2025, Rs 13,300 in March 2026 and Rs 12,700 in June 2026, with the apartment segment recorded at -4.22% and described as a correction. That is a dated historical series. No yield, appreciation or return projection is published on this site for this project or this corridor.
Two structural drags belong in the same paragraph as the connectivity table. Bengaluru was ranked the world's second most congested city on a 2025 measure of 36 minutes 09 seconds per 10 km - the tech parks five to seven kilometres away are five to seven kilometres of exactly that. And the Bellandur Lake desilting programme missed its March 2026 deadline, with the corporation still pursuing it in February 2026; the lake situation on this side of the corridor is not resolved.
How DNR Sarjapur Road Compares Against the Real Competitive Set
The competitive set here is local. The schemes usually bundled into "Sarjapur Road premium" comparisons - Total Environment, Prestige Raintree Park, Sobha Neopolis - sit eight to fifteen kilometres away and are not in this fight. Adarsh Palm Retreat is the dominant adjacent township and sets the local quality reference across twelve named clusters. Mid-market stock within a short radius includes DSR Woodwinds, Mana Jardin, Polaris, Apurva Elite, Prestige Silver Dale, Mana Pristine and Salarpuria Sattva Senorita.

Brigade Gem is the most useful single reference point in the table. Its published unit sizes and price band imply a tight Rs 11,953 to Rs 11,989 per sq ft - a real branded rate achieved inside Doddakannelli rather than a listing aggregate, and the best available yardstick for what a branded launch on this parcel would have to justify.
The sharpest comparison is the adjacent one, and it does not flatter this project in every respect. Arvind Sylva sits roughly 1.93 km away by road on the next parcel over. It is less than half the land and roughly half the filed units, and it structurally cannot serve a two-bedroom buyer, because it starts at three bedrooms and 1,500 sq ft. DNR Sarjapur Road is the materially larger scheme on any reading of the filings, and the material in circulation describes a two-bedroom entry that Arvind Sylva does not offer. But Arvind Sylva is registered with K-RERA and this project is not, and for a buyer transacting today that asymmetry outweighs every configuration difference in the table. A reader who finds both deserves to get that from us rather than from whoever is selling.

Due Diligence Recommendations for DNR Sarjapur Road
- Search the K-RERA portal for the project before anything else. Expect no result today. A /PR/ number naming DNR Corporation Private Limited against this parcel is the single event that moves this project from trackable to transactable.
- Never accept an agent's registration as the project's. Karnataka project registrations carry /PR/; an /AG/ number belongs to a broker and says nothing about the project's status.
- Pull both PARIVESH proposals by number - SIA/KA/INFRA2/576225/2026 for the granted Terms of Reference and SIA/KA/INFRA2/585446/2026 for the pending clearance application - and read the conditions, not the status line.
- Ask for the land conversion order and confirm it covers residential end use, given that the conversion on record was obtained "for Hi-tech purposes".
- Ask for the title flow across all seven survey numbers and have a property lawyer confirm the assembly, not merely the latest deed.

Editorial View on DNR Sarjapur Road
The developer stands up to scrutiny. Eighteen years of operation, nine Karnataka registrations across seven schemes, three delivered, a board unchanged since FY2018-19, nil penalties, and a compliance record of two complaints and zero Authority orders against a fifteen-thousand-row register. The ten-to-twelve-month completion slippage on the delivered schemes is the one real qualification, and it reads as a normal Bengaluru number rather than a warning.
The location stands up more strongly still. A verified 0.51 km to Wipro's campus, a widened arterial the parcel fronts directly, rail at Carmelaram 3.47 km away, and a filed 11.86-acre holding in a pocket where almost everything recent has been squeezed onto two to five acres. Against that: a corridor whose asking rates gave ground in the June 2026 quarter, an Outer Ring Road bottleneck no amount of proximity fixes, and an unresolved Bellandur Lake programme.
The project itself cannot yet be assessed, because almost nothing about it has been established by anyone other than an anonymous lead-generation site. There is no registration, no clearance, no name, no cost sheet, no unit size and no possession date. The honest verdict is that this is a scheme worth tracking and not a scheme that can be bought - and the interval between those two states is exactly the period in which a serious buyer does the work listed above.

They serve different buyers, and the honest comparison favours each on different points. Arvind Sylva is a 5.0-acre, 440-unit single-tower scheme offering 3 and 4 BHK only from 1,500 sq ft, and it is registered with K-RERA under PRM/KA/RERA/1251/446/PR/090726/008800 in the developer's name - which means it can lawfully be sold, and its completion date is contractual. DNR Sarjapur Road is a larger scheme on filed figures, 11.86 acres and 865 units, with campaign material indicating a 2 BHK entry that Arvind Sylva structurally cannot offer. The asymmetry that matters is registration: one is registered and one is not, and a buyer weighing both should not be told otherwise.
Is DNR Sarjapur Road registered with K-RERA?

The case against it is equally specific. Set against a project that is not yet registered with K-RERA, this is a corridor to watch carefully rather than a market to rush.
