- Configuration preference. Campaign material in circulation indicates a 2, 3 and 4 BHK mix, but no unit sizes have been published, so a bedroom count and a broad size expectation are the useful way to put it.
- Budget band. Doddakannelli apartments were asking roughly Rs 12,100 to 13,300 per sq ft across three portals in the quarter ending June 2026 - asking rates, not registered values. An all-in ceiling is more useful than a base-price figure.
- Funding route. All-cash, home loan or a split, and your preferred lender. Lenders will not sanction against an unregistered project, so this affects your timing.
- Timing and purpose. Whether you are ready to move when registration comes through or watching the corridor over a longer horizon, and whether this is end-use or a hold.

Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot be advertised, marketed, booked or sold before registration is granted - so anyone inviting a payment, a "pre-launch allocation" or an expression of interest backed by money on this project today is operating ahead of the law. Do not accept a registration number belonging to another DNR scheme as though it applied here; DNR Corporation holds several live Karnataka numbers, and none of them covers this parcel.
What approvals does DNR Sarjapur Road actually hold today?
Karnataka's State Expert Appraisal Committee granted Standard Terms of Reference for the project on 2 July 2026, and DNR filed its environmental clearance application on 20 August 2026; that application is under examination. Terms of Reference set the scope of the environmental study; they are not an environmental clearance, and this project should not be described as though it already held one. The scheme is classified Category B1 under Schedule 8(b), townships and area development projects, with state file number SEIAA 219 CON 2026 and ToR identification number TO26B3813KA5630370N. The environmental clearance application records baseline monitoring carried out between 2 March and 30 May 2026, covering the summer season.
What costs sit on top of the base price in Karnataka?
Beyond the base rate, a Bengaluru apartment purchase typically carries floor-rise charges, car park, a clubhouse contribution, GST at 5% on an under-construction unit, stamp duty at 5%, registration at 2% - raised from 1% on 31 August 2025 - plus legal and documentation charges, a maintenance advance and a corpus or sinking-fund contribution. Guidance value is the separate figure that matters at registration: it is the Karnataka government's minimum notified value for a property, published on the Kaveri portal, and stamp duty and registration are charged on the higher of guidance value or the actual consideration. Guidance values are notified street by street and revised periodically, so check the current Doddakannelli entry on Kaveri at the time you transact rather than relying on any figure quoted in marketing.
