History: eighteen years, one city

DNR Corporation Private Limited was incorporated on 7 December 2007 and has operated exclusively in Bengaluru ever since. Its first Karnataka RERA registration, for DNR Reflection at Iblur, dates from October 2017 - the first year of the register's operation - and it has registered projects continuously since.

The geography is deliberate and narrow. DNR has built at Bellandur and Mahadevapura in the east, Hennur in the north-east, Rajajinagar in the north-west, Begur in the south and Devanahalli towards the airport, and nowhere outside the city. Its commercial assets sit at Yeshwantpur and Hebbal. There is no other-state portfolio to dilute attention and no listed-company quarterly cycle to manage, which is the ordinary trade-off of a private single-city developer: less capital, more concentration.

Ownership structure - the fact that matters most

DNR is not an independent family builder. DNR Corporation Private Limited is a subsidiary. Fifty-one per cent of its equity is held by Micro Infrastructure India Private Limited, the Surana family's construction vehicle, declared as its holding company in the FY2024-25 annual return. The remaining 49% is held personally by the two executive directors, Vipul Kumar Kumat (36.75%) and Ritesh Kumat (12.25%).

Paid-up capital is 20,000 equity shares of Rs 10 each, and the 7,350 to 2,450 personal split between the two directors has been unchanged in every published return since FY2014-15. Three shareholders, no external investor, no reported share transfer in a decade.

For a buyer, the practical reading is this: the company has a corporate parent rather than a private-equity partner or a debt-heavy joint venture at the project level, and that parent has been in place throughout. It also means DNR Corporation's standalone accounts do not describe the whole group - which matters when comparing its turnover to anyone else's, and is dealt with below.

That structure also explains an oddity in the RERA record, addressed in the portfolio table: DNR Casablanca is registered not to DNR Corporation but to a promoter consortium named as Mascot Constructions, Micro Infrastructure and Anushka Investments. Of those three, only Micro Infrastructure is credibly a DNR group entity - it is very likely Micro Infrastructure India Private Limited, DNR's declared 51% holding company, on the basis that Monica Surana sat on both boards and its directors include Anand Surana and Dilip Surana of the Micro Labs promoter family. The K-RERA record carries no CIN, so that identification is an inference rather than a certified fact. Mascot Constructions and Anushka Investments are not established as DNR group entities; neither appears anywhere else in the Karnataka register alongside DNR, and Anushka Investments holds its own separate registration at an unrelated address. This page does not claim the consortium is wholly a DNR vehicle, because the record does not show that.

One clarification that most profiles of this company get wrong: Anand Surana is chairman of DNR Group, a group and brand title. He is not a director of DNR Corporation Private Limited and appears in none of the eleven published annual returns. DNR's own site describes him as the promoter director of Micro Labs Ltd. The only Surana ever to sit on the DNR Corporation board was Monica Surana, a director in FY2014-15 and FY2015-16 only.

The board has been completely unchanged since FY2018-19, with zero director changes reported in FY2024-25. Seven years of board stability is unusual for a developer of this size, and it is a legitimate positive: the people who registered DNR Parklink and DNR Solace are the people who will see them finished.

Beyond the board, the company's own site names Rajvi Kumat as Creative Director; Rajesh Binner as a Director, previously a national director at Colliers International and earlier at ICICI Bank and Standard Chartered; D V Badrinath as VP Business Development; Mathish Kempaiah as VP Projects with 30-plus years of experience; and K V R Rao as VP Contracts, also with 30-plus years.

Nine registrations across seven schemes, all verified against the Karnataka RERA registry. The holder column matters: not every DNR-branded project is registered to DNR Corporation, and a buyer checking a certificate should know which name to expect.

There are no other DNR-branded registrations, and no differently named project is registered to DNR Corporation.

On product, DNR describes DNR Reflection as a 179-unit G+12 ultra-luxury development; DNR Casablanca as twin towers on 2.5 acres with 190-plus flats in 2, 2.5 and 3 BHK; and DNR Springleaf as 50-plus flats from 1,230 to 2,357 sq ft in 2.5, 3 and 4 BHK. Small, dense, finish-led buildings rather than large townships - which is what makes an 11.86-acre, 865-unit scheme at Doddakannelli a step change in scale for this company, and a fair thing for a buyer to weigh.

Two corrections to what DNR publishes about itself are worth carrying here, because a buyer will otherwise meet them. The company's own DNR Solace page displays DNR Parklink Phase 1's registration number, which is the wrong project's number - the table above is the register's own record. And DNR markets DNR Springleaf as being in "East Bengaluru, Koramangala", while its K-RERA certificate places it in Begur Hobli, Bengaluru South.

Commercial portfolio

Four assets, both clusters in north-west Bengaluru: DNR Altitude and DNR Mascot 90° at Yeshwantpur, and DNR Uptown and DNR Arcadia at Hebbal. The commercial vertical is small relative to the residential business and is not a separate balance-sheet story, but it does mean the company builds and holds office product as well as selling flats.

Delivery record, stated honestly

DNR has delivered three schemes, and all three applied for completion after the completion date entered on their own registrations. The slippage is real, and it is moderate.

On the register's own dates the gap narrows across the three: about six months at Reflection, about three at Casablanca, under a month at Springleaf. None ran a year late and none stalled. It is still not a record of on-time delivery, and a buyer signing into a pre-launch should plan against the registered completion date plus a margin rather than against the date itself.

Compliance record

This is where DNR's record is genuinely strong, and it is checkable.

For a developer that has been registering projects since 2017 and has delivered three schemes and has four more in construction, two complaints and no orders is an unusually clean sheet.

Financial standing

The FY2024-25 annual return reports turnover of Rs 385.27 crore and net worth of Rs 73.50 crore. Those are audited, filed, publicly available figures rather than brochure claims, and DNR publishes the returns themselves - a level of disclosure most private developers of this size do not offer.

Scale needs the right comparison. DNR is roughly an order of magnitude smaller than the large listed Bengaluru developers: Brigade Enterprises reported FY2024-25 consolidated revenue of about Rs 5,074 crore, thirteen times DNR's figure, and Prestige Estates about Rs 7,349 crore, nineteen times. Two caveats belong with that comparison. The bases differ - DNR's Rs 385.27 crore is a standalone single-entity turnover while the other two are consolidated listed-group revenues. And the DNR group develops through separately registered entities, DNR Arista through Inesa Ventures LLP being the visible example, whose revenue never enters DNR Corporation's accounts. The multiple is directionally right and should not be read as precise.

Realised pricing across the portfolio runs roughly Rs 7,700 to Rs 8,200 per sq ft at Hennur and Rs 11,500 to Rs 12,600 per sq ft at Rajajinagar - a premium-to-luxury band, consistently, across very different sub-markets.

Is DNR a good builder? What the record actually supports

It is a question buyers ask directly, so it deserves a direct answer rather than adjectives.

What the record supports. Eighteen years of continuous operation in one city. Nine registrations, three delivered, four in construction. A board unchanged for seven years and a shareholding unchanged for a decade. Rs 385.27 crore of turnover against Rs 73.50 crore of net worth, both filed. Two complaints, no Authority orders, no violations, no penalties. Completion applications filed within a month to six months of registered dates. Published MGT-7 returns anyone can read.

What the record does not support. DNR is not a large developer and should not be compared to one. Its largest delivered scheme is a 179-unit building; an 865-unit, 11.86-acre project is a different order of execution, and the company has no delivered precedent at that scale. Its three deliveries were all late against their own registered dates. Its Casablanca registration sits with a consortium whose composition is only partly established. And on the Doddakannelli project specifically, DNR has published nothing at all - the residential index at dnrgroup.in was last modified on 1 August 2026, a month after the project's Terms of Reference were granted, and carries no Sarjapur or Doddakannelli page, no upcoming section and no teaser.

What differentiates DNR

  1. Disclosure. DNR publishes its own MCA annual returns on its website. Ownership, shareholding, board, turnover and net worth are all verifiable without a paid database, which is rare in this segment and is the single reason this page can be as specific as it is.
  2. Structural stability. One holding company at 51%, two executive directors holding the balance, no board change since FY2018-19, no penalties ever reported. Nothing about the corporate structure looks improvised.
  3. A clean regulatory sheet. Two complaints in a 15,157-row register and zero violations is the strongest single data point in DNR's favour, and it is one a buyer can verify on the K-RERA portal in a few minutes.
  4. Concentration. One city, one segment, both residential and commercial - which means local approval experience and local contractor relationships, and also means no geographic diversification if Bengaluru's market turns.

What this means for DNR Sarjapur Road

DNR Corporation is a solid, transparent, mid-sized developer taking on a scheme the granted Terms of Reference put at 865 units, against a largest delivered project of 179. That is not a reason for alarm and it is not a reason for confidence; it is a reason to watch the paperwork.

The specific things to watch, in order: the environmental clearance decision on application SIA/KA/INFRA2/585446/2026, filed on 20 August 2026 and currently under examination; the K-RERA registration, which does not yet exist and without which the project cannot lawfully be marketed, booked or sold; and the registered completion date that registration will carry, which - on this company's own three-project record - is the date to plan against with a margin added.

Is DNR Sarjapur Road registered with K-RERA?

No. There is no Karnataka RERA registration for this project, and the correct description of the position is simply that: not registered. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot be advertised, marketed, booked or sold before registration is granted - so anyone inviting a payment, a "pre-launch allocation" or an expression of interest backed by money on this project today is operating ahead of the law. Do not accept a registration number belonging to another DNR scheme as though it applied here; DNR Corporation holds several live Karnataka numbers, and none of them covers this parcel.

What is the current status of DNR Sarjapur Road?

Pre-launch, and at an early stage of it. Karnataka's State Expert Appraisal Committee granted Standard Terms of Reference for the project on 2 July 2026, and DNR filed its environmental clearance application on 20 August 2026; that application is under examination. Terms of Reference set the scope of the environmental study - they are not an environmental clearance. The project is not registered with the Karnataka Real Estate Regulatory Authority, which means it cannot lawfully be advertised, marketed, booked or sold yet.

What should a buyer verify before committing money to DNR Sarjapur Road?

At minimum: the K-RERA registration certificate once it is granted, and the registered completion date printed on it, which is the date that actually binds the developer. Then the environmental clearance itself when issued - not the Terms of Reference - along with the title flow and sale deeds for the seven survey numbers, a current encumbrance certificate, the land conversion order, the sanctioned plan and the commencement certificate. Read the amenity schedule as an annexure to the agreement rather than as a brochure page, since only the annexure is enforceable. Have your own advocate review the land documents; a summary from any sales channel, this one included, is not a substitute for that.
