Anything shown to a buyer today as "the price of DNR Sarjapur Road" did not come from the developer. That leaves a page worth writing, but a different one from the price grid a reader might arrive expecting. The capital-value column reads as a smooth slope from Bellandur out to Attibele, which invites the conclusion that the outer corridor is the same product at a discount. The rent column refuses that reading. Bellandur, Harlur, Doddakannelli, the corridor aggregate and Kasavanahalli all sit at around Rs 50 per sq ft per month. Sarjapur town, twelve kilometres further out, sits at about Rs 20. Capital values between Doddakannelli and Sarjapur town differ by roughly a fifth; occupier demand differs by a factor of two and a half. The inner belt and the outer belt are not the expensive and cheap versions of one market - they are two markets, and Doddakannelli is on the inner one.

Because those per-square-foot rent figures are drawn from a different sample than any absolute monthly rent, this page does not multiply them into a yield. That calculation does not reconcile against its own inputs, and no yield, return or appreciation projection is published on this site in any case.

The defensible working band is Rs 12,100 to Rs 13,300 per square foot.

One qualification matters more than the band. Every figure above is an asking aggregate compiled from listings, not a registered transaction value, and the gap between the two is unusually wide in this pocket. Square Yards publishes, on the same pages, a Government Registration Rate of Rs 5,950 per sq ft for Bangalore and Rs 7,250 per sq ft for East Bangalore - roughly half the asking figures. Neither number is wrong; they measure different things. A listing rate is what a seller hopes to achieve. A registration rate is the statutory floor a transaction is taxed against. Any rate quoted to a buyer on this corridor should state which of the two it is, and most quoted rates do not.

The series climbs through late 2025, flattens in the March quarter and gives ground in the June quarter. Square Yards records the apartment segment on that page at -4.22% and describes the move as a correction.

Longer-horizon reads from other sources disagree in tone - 99acres records a 101.7% movement over five years, Housing.com a 20.55% year-on-year rise - and a reader is entitled to both. What a reader is not entitled to from this site is a view on where the number goes next. No price forecast, no rental yield and no capital-appreciation or return projection is published for DNR Sarjapur Road or for the Sarjapur Road corridor. A pre-launch project with no registration, no cost sheet and no unit sizes cannot support a return calculation, and a market that has just posted a negative quarter is a poor place to begin one.

Project-Level Reference Rates Near DNR Sarjapur Road

The single most useful ready-reckoner for a branded apartment rate inside Doddakannelli is Brigade Gem: 2.3 acres, 138 units, two- and three-bedroom homes from 1,121 to 1,543 sq ft at Rs 1.34 to Rs 1.85 crore, launched July 2021. It is registered with K-RERA under PRM/KA/RERA/1251/446/PR/210319/004042, held by Brigade Enterprises Ltd for Brigade Gem. Those size and price bands imply a tight Rs 11,953 to Rs 11,989 per sq ft - a real, internally consistent branded rate for this village rather than a listing aggregate.

Two further named schemes give the shape of the local premium band. Mana Uber Verdant II (Mana Projects) runs 493 units across 6.65 acres at 1,290 to 3,316 sq ft and Rs 1.92 to Rs 2.91 crore. Nikhar Aventino carries 270 units with a two-bedroom band of Rs 1.22 to Rs 1.45 crore.

Two portal traps are worth knowing before any of this is used. First, the headline rate one portal publishes for neighbouring Kaikondrahalli is contradicted by that portal's own project table on the same page, which tops out at Rs 12,300 for Vaishnavi Orchids with the next nine projects between Rs 9,850 and Rs 10,400 - so no Kaikondrahalli headline rate is repeated here at all. Second, portal modules headed "top projects in" a locality are regional, not local: one such block lists Godrej Vanantara among top projects in Kaikondrahalli, and Godrej Vanantara is 22.53 km by road from this parcel. Neighbourhood comparables should never be lifted from those blocks.

For calibration against the developer's own realised pricing rather than the neighbourhood's, DNR Corporation's portfolio has realised roughly Rs 7,700 to Rs 8,200 per sq ft at Hennur and Rs 11,500 to Rs 12,600 per sq ft at Rajajinagar. Doddakannelli's asking band sits at or above the top of that range.

Guidance Value and the Sarjapur Road Land-Rate Question

Guidance value is the minimum rate the Karnataka government notifies for a property, published by the Department of Stamps and Registration and searchable on the Kaveri portal by district, taluk, hobli and village. It matters for one concrete reason: stamp duty and the registration charge are levied on the higher of the declared sale consideration or the notified guidance value, never the lower. A buyer who negotiates a price below guidance value still pays duty on guidance value.

This page publishes no guidance-value figure for Doddakannelli, and the reason should be stated rather than glossed. We have not read the notified value for the relevant survey numbers, and a portal-published "government registration rate" is a different instrument: the Rs 5,950 and Rs 7,250 per sq ft figures quoted earlier are a portal's city and sub-city aggregates, not a village-level notification. Anyone budgeting a purchase here should pull the guidance value for the specific survey number from the Kaveri portal, or ask at the jurisdictional sub-registrar's office, and work from that.

The same caution applies to the "Sarjapur Road land rate" question this corridor generates constantly. Land transacts by the guntha and the acre against a different demand base than apartments, and this site holds no cleared land-transaction data for Doddakannelli. The apartment asking band above is what we have, and it should not be read across to land.

Why DNR Sarjapur Road Carries No Published Price

Two statutory provisions frame the whole of this page.

Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, marketing, booking, selling or offering for sale any apartment in a registrable project before that project is registered with the Authority. DNR Sarjapur Road is not registered with K-RERA. There is therefore no lawful sales process running against it and no cost sheet a buyer could act on.

Section 13 of the same Act bars a promoter from accepting more than ten per cent of the cost of an apartment as an advance or application fee without first executing and registering a written agreement for sale. Any demand for a larger sum - or for money against an "expression of interest", an early-bird reservation or a "blueprint allocation" on this project - sits outside that framework.

For completeness, the figures that are circulating: pre-launch campaign material in the market puts a two-bedroom entry point at Rs 1.25 crore and a three-bedroom entry point at Rs 1.75 crore, and attaches no price at all to the four-bedroom configuration it also describes. Those are channel-partner numbers. DNR has published nothing that corroborates them. They appear on this site only where they are labelled as what they are, and they are never used as the developer's pricing.

The Karnataka Cost Stack on a DNR Sarjapur Road Purchase

Alongside the three statutory heads, an apartment cost sheet in this segment normally carries a set of non-statutory ones: floor rise, covered car parking, a clubhouse contribution, legal and documentation charges, an advance maintenance deposit and a sinking or corpus fund. None of those can be quantified for this project, because no rate card, floor plate or unit size exists. They are named here so that a buyer knows to demand each of them in writing and itemised before signing anything.

Separately, TDS of 1% under Section 194-IA of the Income Tax Act applies where the consideration is Rs 50 lakh or more. The buyer deducts it from each instalment and deposits it against the seller's PAN. It is not an extra cost - it is part of the price, routed to the tax department rather than to the developer - but the compliance obligation and the penalty for missing it both fall on the buyer.

The statutory add-on is 12.0% of the sale value - five per cent GST, five per cent stamp duty, two per cent registration. On the figure above that is Rs 15,00,000 stacked on Rs 1,25,00,000, taking a Rs 1.25 crore sale value to Rs 1,40,00,000 before a single non-statutory head is counted. A buyer working to a fixed budget should apply the 12% first and negotiate the base afterwards, not the other way round.

Payment Plans and DNR Sarjapur Road

No payment plan exists for this project, and none can lawfully be run against it while it remains unregistered. What follows is about what to expect and what to test when a plan eventually appears.

Bengaluru launches in this segment almost always use a construction-linked plan: a booking amount, an agreement instalment, then a series of calls tied to structural milestones - foundation, basement, successive roof slabs, flooring, doors and windows - with a final tranche at registration or handover. The structure suits a loan-funded buyer because bank disbursements track the same milestones and interest accrues only on what has been drawn. Three things to test on any plan handed to a buyer for this project:

  1. Is the project registered? Until a K-RERA number exists, none of the Act's payment protections attach - including the requirement under Section 4 that seventy per cent of allottee realisations be held in a separate account and drawn only against certified construction progress. An unregistered project has no such account.
  2. Does the booking demand exceed ten per cent without a registered agreement for sale? If it does, it sits outside Section 13.
  3. Is every non-statutory head itemised? Floor rise, parking, clubhouse and corpus are exactly where a quoted headline rate quietly becomes a different number.

Home Loans and a DNR Sarjapur Road Purchase

A housing loan is not available against DNR Sarjapur Road today. Lenders sanction against approved-project lists, and admission to those lists ordinarily requires the project's RERA registration number alongside its sanctioned plan and title documents. Until registration is granted, no sanction against this project should be expected, and any assurance to the contrary is worth putting directly to the lender.

When a loan does become possible, the arithmetic is fixed and worth holding in advance. The table below is pure computation - the monthly instalment on Rs 1 crore of borrowing at a range of rates on a standard reducing-balance basis. Scale it linearly: a Rs 80 lakh loan is 0.8 times the figure in the relevant cell, a Rs 1.2 crore loan is 1.2 times it.

Two further points belong in any buyer's plan. The statutory 12% computed above is not fundable - GST, stamp duty and the registration charge are paid from a buyer's own funds and no lender advances against them - so the cash requirement at the front end is the lender's margin plus that 12% in full. And post-handover monthly maintenance, which nobody quotes at booking, is a permanent addition to the monthly outflow; ask for the projected per-square-foot figure in writing before signing.

The Real Price Question Around DNR Sarjapur Road

The nearest directly comparable scheme is on the adjacent Doddakannelli parcel, roughly 1.93 km away by road. It is registered with K-RERA and sells three- and four-bedroom homes from 1,500 sq ft. DNR Sarjapur Road is filed at 11.86 acres and 865 units against that project's 5.0 acres and 440 units, so it is the materially larger scheme on the filings - but it is not registered, has no cost sheet, and cannot be bought.

That asymmetry is the point. On this corridor at this moment, the useful comparison for a buyer is not between two prices. It is between a project that can be transacted under the protections of the Act and one that cannot yet be transacted at all. What costs sit on top of the base price in Karnataka?
