The Sarjapur Road Corridor and Where DNR Sarjapur Road Sits on It
One rule governs every number on this page: all distances are routed road distances, measured on the OpenStreetMap road network and queried on 23 August 2026. Not one figure below is a straight line drawn across a map.
That is not a technicality at this address. It is the single most important thing a buyer needs to understand about Doddakannelli. The parcel sits behind a lake, inside the geometry of the Outer Ring Road crossings, and the divergence between map distance and driven distance here is the widest we have measured anywhere on this corridor.
| Destination | On a map | By road | Divergence |
|---|---|---|---|
| Pritech Park | 1.49 km | 6.71 km | 4.5 times |
| Global Technology Park | 1.87 km | 6.41 km | 3.4 times |
| Sri Chaitanya PU and CBSE College | 0.68 km | 2.29 km | 3.4 times |
| GEAR Innovative International School | 1.11 km | 3.57 km | 3.2 times |
| Embassy Tech Village | 1.82 km | 4.44 km | 2.4 times |
The ranking itself inverts. Kudlu Gate is the third-nearest metro station when you draw straight lines and the seventh-nearest when you actually drive. Anyone quoting map distances for a Doddakannelli address is quoting fiction, and this page publishes no straight-line figure as a distance anywhere.
Sarjapur Main Road leaves the Outer Ring Road at Iblur and runs south-east through Bellandur, Kaikondrahalli, Doddakannelli, Kasavanahalli and Carmelaram before reaching Sarjapur town, and beyond it Dommasandra and Attibele. The road has one name and two completely different halves.
The inner half, from Iblur to roughly Carmelaram, is finished urban fabric. The eastern tech-park cluster is a few kilometres away, tertiary hospitals and international schools are inside the catchment, and the residential stock is deep and largely occupied. The outer half, past Sarjapur town, is still absorbing its first generation of large-format housing and is bought on a different thesis entirely.
DNR Sarjapur Road sits on the inner half. That placement is the whole locational argument for the parcel, and the evidence for it being a real distinction rather than a marketing one sits in the rental market rather than the sales market - covered further down this page.
The corridor's best recent news is also the least glamorous: the 4.7 km Iblur to Carmelaram stretch of Sarjapur Main Road was widened to a 45 metre right of way and asphalted in 2022. This parcel sits inside that stretch. Buyers further out on the same road are still waiting for road capacity that has already been delivered in front of this site.
Doddakannelli - the Micro-Market Around DNR Sarjapur Road
Doddakannelli is a revenue village in Bengaluru East taluk that urbanised around one anchor: Wipro's corporate campus. It kept its lake at the northern edge, and the residential build-out of the 2010s and 2020s has been dense enough that Doddakannelli now reads as a locality in its own right rather than as a stretch of road on the way to Sarjapur.
The parcel's own setting is defined by three adjacencies.
Wipro's Doddakannelli corporate campus is 0.51 km by road. This is the strongest verified fact about the location, and it is worth stating precisely what it means: at half a kilometre this is a walk, not a commute. No competing scheme on this corridor holds the same relationship to an employment anchor of that size, and for a household with someone working on that campus it removes the single biggest cost of living in south-east Bengaluru - the daily journey.
Doddakannelli Lake runs up against the far boundary, roughly 21 metres from the parcel edge at the nearest point. That figure independently reproduces the 0.02 km recorded in the environmental clearance application filed for the scheme. The lake is at the site, not near it.
Adarsh Palm Retreat, the dominant adjacent township, sets the quality and price reference for this pocket across twelve named residential clusters in the surrounding area. Directly opposite the parcel, about 95 metres across Sarjapur Main Road, stands The Bier Library - the landmark most drivers on this stretch will recognise.
The immediate residential ring is deep. Mana Uber Verdant II, marketed on the same Wipro adjacency, and Nikhar Aventino sit alongside a broad mid-market base that includes DSR Woodwinds, Mana Jardin, Polaris, Apurva Elite, Prestige Silver Dale, Mana Pristine and Salarpuria Sattva Senorita. The schemes usually bundled into "Sarjapur Road premium" comparisons - Total Environment, Prestige Raintree Park, Sobha Neopolis - are 8 to 15 kilometres away and are not the relevant reference for this address.
Road Connectivity from DNR Sarjapur Road
The site has direct frontage on Sarjapur Main Road, and that is both the whole of the access story and the whole of the constraint. Every journey from here begins by joining the arterial and then turning either inward towards the Outer Ring Road at Iblur or outward towards Carmelaram and Sarjapur town.
| Destination | Routed road distance |
|---|---|
| Wipro Corporate Office, Doddakannelli campus | 0.51 km |
| Reliance Centro, Bellandur | 5.08 km |
| Central Silk Board junction | 9.73 km |
| Infosys Gate 1, Electronic City Phase 1 | 12.52 km |
| Majestic / Kempegowda interchange | 18.79 km |
| Kempegowda International Airport | 51.70 km |
On drive times, this site publishes none, and the omission is deliberate. The uncongested routing floor and the realistic peak ceiling on this corridor are far enough apart that any single minute figure would mislead in one direction or the other. Bengaluru recorded a city-wide congestion figure of 36 minutes 09 seconds per 10 km in 2025, second-worst of any city measured. Routed kilometres are the honest unit here; the minutes depend entirely on the hour you leave, and the airport run in particular cannot be reduced to one number.
Rail Connectivity from DNR Sarjapur Road
Rail, not metro, is the honest transit story at Doddakannelli today.
| Station | Network | Routed road distance |
|---|---|---|
| Carmelaram | South Western Railway, suburban | 3.47 km |
| Heelalige | South Western Railway | 13.77 km |
| Krishnarajapuram | Indian Railways junction | 16.60 km |
| Whitefield | Indian Railways | 18.86 km |
| Bengaluru Cantonment | Indian Railways | 18.98 km |
Carmelaram at 3.47 km is the nearest rail connection of any kind to this parcel, and it is closer than any metro station of any status - operational, under construction or proposed. For a household that wants an alternative to the road, this is the one that exists today rather than the one that exists on an approval document.
Metro Near DNR Sarjapur Road - Operational, Under Construction, Unsanctioned
This is the part of the connectivity story most commonly told dishonestly on this corridor, so it is set out in three separate tiers with the status attached to every figure.
Tier one - operational today
Nothing operational serves Sarjapur Road. The Yellow Line, RV Road to Bommasandra, 19.15 km across 16 stations, opened to the public on 11 August 2025. Its nearest station to this parcel is Hosa Road at 9.12 km by road.
| Yellow Line station (open) | Routed road distance |
|---|---|
| Hosa Road | 9.12 km |
| Central Silk Board | 9.73 km |
| Beratena Agrahara | 10.09 km |
| Singasandra | 10.21 km |
| Bommanahalli | 10.61 km |
| Electronic City | 10.72 km |
| Kudlu Gate | 11.61 km |
Tier two - genuinely under construction
Blue Line Phase 2A, Central Silk Board to KR Puram, 18.24 km elevated across 13 stations, is being built along the Outer Ring Road. Its stations are substantially closer to this site than the operational network is.
| Blue Line station (under construction) | Routed road distance |
|---|---|
| Ibbaluru | 3.97 km |
| Embassy Tech Village / Kadubeesanahalli | 6.03 km |
| Prestige Bellandur | 6.09 km |
| Agara Lake | 6.53 km |
| Kodibisanahalli | 6.82 km |
| HSR Layout | 7.86 km |
| Marathahalli | 10.30 km |
Every station in that table is under construction, and no opening date is published on this site because none can be relied on. Phase 2A deadlines have slipped repeatedly from an original June 2025 target. These are future stations with an unknown commissioning date, and they are not connectivity a buyer would be purchasing today.
Tier three - state approval, not yet Union approval
Phase 3A, the Red Line running Sarjapur to Hebbal, carries an elevated station named Doddakannalli - the locality's own name on a station board, which is genuinely material for this address. It holds Karnataka Cabinet approval dated 6 December 2024 and is still awaiting Union Cabinet approval. A realistic operating horizon, if it proceeds, is no earlier than 2030 to 2033. Both halves of that belong in any assessment: the alignment is real, and it has not yet cleared the stage at which central funding is committed.
Employment Near DNR Sarjapur Road
| Employment centre | Routed road distance |
|---|---|
| Wipro Corporate Office, Doddakannelli campus | 0.51 km |
| RGA Tech Park | 4.25 km |
| Embassy Tech Village (service road) | 4.44 km |
| Cessna Business Park | 6.41 km |
| Global Technology Park | 6.41 km |
| Pritech Park | 6.71 km |
| Prestige Tech Park | 7.08 km |
| Bagmane World Techpark Road | 11.73 km |
| Infosys Gate 1, Electronic City Phase 1 | 12.52 km |
The half-kilometre to Wipro is what makes this address unusual. Everything below it is a conventional Outer Ring Road commute of 4 to 7 kilometres, and the trade-offs section is candid about what those kilometres cost in practice.
Schools Near DNR Sarjapur Road
| School | Routed road distance |
|---|---|
| Sri Chaitanya PU and CBSE College | 2.29 km |
| Anjanadri High School | 2.54 km |
| NPS East, Sarjapur | 3.23 km |
| Lake View PU College | 3.41 km |
| Glentree Academy | 3.51 km |
| Sapthagiri Vidya Mandir | 3.52 km |
| GEAR Innovative International School | 3.57 km |
| Carmel Convent School | 5.16 km |
| Harvest International School | 6.32 km |
| Silver Oaks International School | 7.97 km |
| Oakridge International School | 9.11 km |
| Inventure Academy | 10.69 km |
| The International School Bangalore | 11.84 km |
Seven schools inside 3.6 km by road is a deep catchment by Bengaluru standards, and it is the sort of depth that takes a locality two decades to acquire. It is also the table where map distances would have done the most damage: GEAR Innovative International School is 1.11 km away on a map and 3.57 km by road, and Sri Chaitanya is 0.68 km on a map and 2.29 km by road. In both cases the actual school run is more than three times what the map implies.
Higher Education Near DNR Sarjapur Road
| Institution | Routed road distance |
|---|---|
| Amrita Vishwa Vidyapeetham | 4.47 km |
| Carmelaram Theology College | 5.36 km |
| New Horizon College of Engineering | 5.71 km |
| Krupanidhi Institutions | 6.51 km |
| National Institute of Fashion Technology | 6.66 km |
Hospitals Near DNR Sarjapur Road
| Hospital or clinic | Routed road distance |
|---|---|
| BN Specialty Hospital | 2.41 km |
| Stanford Speciality Hospital | 2.49 km |
| Sparsh Clinic | 2.99 km |
| Cloud Nine | 3.08 km |
| A Manipal Hospitals facility on Sarjapur Main Road, towards Ambalipura and Haralur | 3.87 km |
| Motherhood | 4.58 km |
| Sakra World Hospital | 6.14 km |
| Narayana Multispeciality Hospital | 7.82 km |
| Manipal Hospital, Old Airport Road | 14.45 km |
Two cautions belong with this table. The Manipal facility at 3.87 km is the one on Sarjapur Main Road towards Ambalipura and Haralur. It is not the Old Airport Road hospital, which is listed separately at 14.45 km precisely so the two are never confused - a distinction that matters a great deal at two in the morning. The underlying map record for the nearer facility carries the operator name without a branch name, so anyone who needs the exact branch identity should confirm it against Manipal's own listings rather than from any distance table, this one included.
The second caution is about ranking again. Sakra World Hospital is 2.48 km away on a map and 6.14 km by road. For an emergency journey, publishing the first number instead of the second would be indefensible.
Retail and Social Infrastructure Near DNR Sarjapur Road
| Retail centre | Routed road distance |
|---|---|
| Reliance Centro, Bellandur (nearest mall) | 5.08 km |
| Market Square Mall | 9.62 km |
| Nexus Koramangala | 10.32 km |
| Brookfield Mall | 10.93 km |
| HyperCity | 11.05 km |
| Kemp Fort Mall | 12.98 km |
| Forum South Bengaluru | 17.86 km |
Organised mall retail is a drive from Doddakannelli. Reliance Centro at Bellandur is the nearest at 5.08 km, and the next one is nearly double that. Everything closer is local-format: the supermarkets, clinics, pharmacies, salons and restaurants that have accumulated along the Sarjapur Main Road frontage around the Wipro campus, of which The Bier Library opposite the site is the most recognisable single example.
That is a solid daily-needs base and a thin weekend-destination base, and both halves should be priced in honestly. A household that shops locally and eats locally is well served here. A household that treats a mall as its weekend default is looking at a 5 to 10 kilometre journey on this corridor's roads.
Doddakannelli to Elsewhere - Routed Answers
"Doddakannelli to X" is one of the most common questions asked about this locality, and it is almost always answered with a map figure. Every answer below is routed road distance, with the specific destination named so the figure can be checked.
| From Doddakannelli to | Measured to | Routed road distance |
|---|---|---|
| Wipro | Wipro Corporate Office, Doddakannelli campus | 0.51 km |
| Carmelaram | Carmelaram railway station | 3.47 km |
| Bellandur | Reliance Centro, Bellandur | 5.08 km |
| HSR Layout | HSR Layout metro station (under construction) | 7.86 km |
| Silk Board | Central Silk Board metro station | 9.73 km |
| Marathahalli | Marathahalli metro station (under construction) | 10.30 km |
| Koramangala | Nexus Koramangala | 10.32 km |
| Electronic City | Infosys Gate 1, Electronic City Phase 1 | 12.52 km |
| Whitefield | Whitefield (Kadugodi) metro station | 17.12 km |
| Majestic | Kempegowda interchange | 18.79 km |
| The airport | Kempegowda International Airport | 51.70 km |
The lake needs its own paragraph, because it is the figure most often mis-stated at this address. Doddakannelli Lake is at the parcel boundary, roughly 21 metres from the water at the nearest edge. The lake's mapped public access point is 2.02 km by road, because the road network wraps around the water rather than through it. Both numbers are correct and they measure entirely different things: 21 metres describes where the site sits, 2.02 km describes a drive to a gate. A bare "2 km to Doddakannelli Lake" would understate the adjacency, and a bare "at the lake" would overstate the access.
The Micro-Market Case for Doddakannelli, Without a Forecast
No projection of returns, yield or appreciation appears anywhere on this site. What follows is the present-tense case and the recorded history, and nothing beyond it.
What the locality is asking. Three portals read on 24 August 2026 put Doddakannelli apartments in a band of roughly Rs 12,100 to 13,300 per square foot - Square Yards at Rs 12,700 for the quarter ending June 2026, 99acres at Rs 12,100 across 143 listings, and Housing.com at Rs 13,058 across 62 properties. These are asking aggregates, not registered transaction values, and the gap between the two is wide: the same source publishing Rs 12,700 in asking also publishes a Government Registration Rate of Rs 5,950 per square foot for Bangalore and Rs 7,250 per square foot for East Bangalore. Any per-square-foot figure anywhere should be read with its basis attached.
The recent direction is flat to slightly down, and it is published that way. The quarterly series for Doddakannelli runs Rs 12,250 in September 2025, Rs 13,200 in December 2025, Rs 13,300 in March 2026 and Rs 12,700 in June 2026, with the source describing the apartment segment as down 4.22 per cent and calling it a correction. Longer horizons read differently - 99acres records 101.7 per cent of movement over five years and Housing.com 20.55 per cent year on year - and a reader is entitled to both readings. What a reader is not entitled to from us is a view on the next quarter, and none is offered.
What the occupier market says. Rental demand is the part of a micro-market that cannot be talked up, because somebody has to actually pay it every month. In the quarter ending June 2026, Doddakannelli monthly rents ran about Rs 44,900 for a 2 BHK and Rs 52,500 for a 3 BHK. For context on the same basis: Bellandur at Rs 47,950 and Rs 81,200, Kasavanahalli at Rs 38,650 and Rs 57,350, and the Sarjapur Road corridor aggregate at Rs 38,800 and Rs 53,450. Doddakannelli sits above the corridor average on the two-bedroom side and in line with it on three - which is what an address inside walking distance of a large campus would be expected to do.
Those are absolute whole-unit rents. They come from a different sample than the per-square-foot rental aggregates published for the same localities, the two do not reconcile against each other, and no yield is calculated from either on this site - a yield built from mismatched samples produces a number that fails against its own inputs.
What the case actually rests on. Employment inside walking distance at Wipro; the eastern tech-park cluster in a 4 to 7 kilometre ring; a widened arterial already delivered in front of the site; a suburban rail station at 3.47 km that is running today; and a school and hospital catchment that is genuinely deep inside 4 kilometres. Those are present-tense facts about a locality, not forecasts about a project. The metro is not among them yet.
Honest Trade-Offs at DNR Sarjapur Road
A location page that only lists what is nearby is not worth reading. Five constraints belong in any serious assessment of this address, and they are not minor.
1. The Outer Ring Road bottleneck is the defining daily problem. The tech parks at 4 to 7 kilometres are 4 to 7 kilometres of Bengaluru's road network, at a city-wide 36 minutes 09 seconds per 10 km in 2025. Short distances on this corridor do not convert into short journeys, and the ORR junctions are where the time goes. The Wipro adjacency is exceptional precisely because it is the one commute from this address that escapes the problem entirely - which also means the location's headline advantage is worth far more to a Wipro household than to anyone else.
2. The road network here does not go where the map says it does. This is the worst map-versus-road divergence measured on this corridor, running to a factor of 4.5. A household evaluating this address on a mapping app's visual impression will systematically underestimate every single journey except the walk to Wipro. Drive the real routes, at the real times, before deciding.
3. There is no operational metro, and the nearest one is 9.12 km away. The under-construction Blue Line stations from 3.97 km outward are real construction with repeatedly slipped deadlines and no published opening date. The Doddakannalli station on Phase 3A holds state approval and not Union approval, with a realistic horizon of 2030 to 2033 at the earliest. Anyone buying here on a metro thesis is buying a timetable that does not yet exist.
4. Bellandur Lake is not a resolved problem. The desilting programme missed its March 2026 deadline and the corporation was still chasing it in February 2026. Bellandur Lake sits on the inner side of this corridor, and its condition is part of the environmental context that comes with a Doddakannelli address. It should not be waved away.
5. This project is not registered with K-RERA. Karnataka's State Expert Appraisal Committee granted Standard Terms of Reference for the scheme on 2 July 2026, and an environmental clearance application was filed on 20 August 2026 and is under examination. Terms of Reference set the scope of the environmental study; they are not an environmental clearance, and neither is a real estate registration. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project cannot be advertised, marketed, booked or sold before it is registered. A reader should treat this as a location under assessment rather than an inventory available for purchase - and should note that at least one neighbouring scheme on the same stretch of road is registered, which is a genuine difference in a buyer's protection, not a technicality.
Against those five sit counterweights that are equally concrete: the arterial in front of the site has already been widened and resurfaced, the rail station is 3.47 km away and running, the employment anchor is a walk rather than a drive, and the school and hospital depth inside 4 kilometres is real and already built. Whether that balance works depends almost entirely on where the household actually works - which is the honest answer for every address on this corridor, and the one worth testing against your own commute before anything else.
DNR Sarjapur Road location FAQ
The address, the Wipro adjacency, the lake, and the metro story told straight.
Where exactly is DNR Sarjapur Road, and which taluk and pincode does Doddakannelli fall under?
The parcel is in Doddakannelli village, Bengaluru East taluk, Bengaluru Urban district, pincode 560035, at approximately 12.910551 north, 77.690267 east. It has frontage on Sarjapur Main Road to the south-west and sits against the western tip of Doddakannelli Lake to the north-east. The Bier Library stands across Sarjapur Main Road, roughly 95 m away. The coordinates above are accurate to about 100 m; the parcel boundary itself has not been published by the developer.
How close is DNR Sarjapur Road to Wipro's Doddakannelli campus?
Wipro's Doddakannelli corporate campus is 0.51 km by road - genuine walking distance, and the strongest single location fact about this parcel. It is the reason the immediate pocket has held a rental and resale premium over the wider Sarjapur corridor for years. Note that almost everything else on this stretch is further by road than it looks on a map, because the parcel sits behind the lake and the Outer Ring Road crossing forces long detours. Every distance on this site is therefore a routed road figure.
How close is Doddakannelli Lake to DNR Sarjapur Road?
The parcel edge sits roughly 21 m from the water at its nearest point. That is not a marketing rounding: both PARIVESH filings declare the lake as a sensitive receptor at 0.02 to 0.05 km, and the mapped parcel geometry reproduces it independently. The mapped public access point to the lake, by contrast, is 2.02 km by road, because the approach runs around the water rather than to the parcel's own edge. Both numbers are true and they measure different things, so treat any unqualified "2 km to the lake" claim with care - the water is at the boundary, and the 2.02 km figure is the drive to the public access point.
What is the nearest metro station to DNR Sarjapur Road?
Nothing operational serves Sarjapur Road today. The nearest station on the running network is Hosa Road on the Yellow Line at 9.12 km by road, with Central Silk Board at 9.73 km; that line, running RV Road to Bommasandra over 19.15 km and 16 stations, opened to the public on 11 August 2025. Much closer are the Blue Line Phase 2A stations along the Outer Ring Road - Central Silk Board to KR Puram, 18.24 km elevated across 13 stations - which are genuinely under construction but not open, and for which no opening date should be relied upon after repeated slippage from an original June 2025 target. Routed from this parcel they run Ibbaluru 3.97 km, Embassy Tech Village / Kadubeesanahalli 6.03 km, Prestige Bellandur 6.09 km, Agara Lake 6.53 km, Kodibisanahalli 6.82 km, HSR Layout 7.86 km and Marathahalli 10.30 km.
Is a metro station actually planned at Doddakannelli?
Yes, on paper. Phase 3A of Namma Metro - the Red Line between Sarjapur and Hebbal - carries an elevated station named "Doddakannalli". It has Karnataka Cabinet approval, granted on 6 December 2024, but it is still awaiting Union Cabinet approval, without which construction cannot be funded or started. On the record as it stands, realistic operations are no earlier than 2030 to 2033, and the honest position is that this is an unsanctioned prospect rather than a committed piece of infrastructure.
