Frame One: The Approach to DNR Sarjapur Road

So this gallery describes the only thing that can be described honestly at this stage: the place. Every frame below is a real view that exists today, drawn from the government filings, the routed distance survey and the mapped geography of the parcel. Nothing here is an architect's impression, because no architect's impression has been published.

The approach is the best part of the site's story and the easiest to verify. The 4.7 km stretch of Sarjapur Main Road between Iblur and Carmelaram was widened to 45 metres and asphalted in 2022, and this parcel sits inside that stretch. The road here is a broad, properly surfaced arterial with generous carriageway width, which is not the common condition on Bengaluru's south-eastern radials and is the single most tangible piece of infrastructure the site actually enjoys today.

What the frame would show is a wide asphalt corridor with continuous commercial frontage — the mixed retail, service and food-and-beverage strip that has grown along this section over the last decade — and construction cranes visible in the middle distance in several directions. It would also show traffic, because Bengaluru is TomTom's second most congested city at 36 minutes 09 seconds per 10 kilometres, and this arterial carries the load of the whole corridor.

Frame Two: The DNR Sarjapur Road Frontage

The parcel presents its frontage to Sarjapur Main Road on the south-west. Directly opposite, roughly 95 metres across the road, stands The Bier Library — a well-known landmark on this stretch and the easiest way for anyone to locate the site from the carriageway.

This is the aspect that will carry the project's entrance and its address, and it is also the aspect that carries the road. Any future frame of the gate, the drop-off and the boundary treatment is a frame taken from this side.

Frame Three: The DNR Sarjapur Road Parcel

The land is 11.86 acres on the granted Terms of Reference, recorded as 11.92 acres on the environmental clearance application filed on 20 August 2026. It was assembled from seven survey numbers in Doddakannelli village — 115/1, 115/5, 116/15, 116/17, 116/20, 116/25 and 117/3 — and the clearance application records the land as acquired, with conversion obtained for Hi-tech purposes. At the earlier Terms of Reference stage in June 2026 the same land read as not acquired, so the acquisition closed between June and August 2026.

An aerial frame of the parcel today would show a cleared, consolidated holding rather than a building. OpenStreetMap carries it as a single mapped area tagged as residential construction land use under the name "DNR (u/c)", digitised on 11 May 2026 by a third-party mapper working directly from the PARIVESH filing. The mapped position is reliable to within about 100 metres; the exact boundary is not precisely established, and this site publishes the filed acreage rather than any figure measured off that outline.

Against 11.86 acres, the filings propose 254,912.84 sq m of built-up area — 2.744 million sq ft — at a project cost of Rs 350 crore, with 865 units and a clubhouse. At 72.9 units per acre, which is an estimate obtained by dividing the filed unit count by the filed land area, this will read as a vertical campus rather than a low-rise enclave when it is built. None of that is a picture yet.

Frame Four: The Lake Edge at DNR Sarjapur Road

The north-eastern boundary is the quietest frame on the site. The western tip of Doddakannelli Lake lies roughly 21 metres from the parcel at its nearest edge, and both PARIVESH filings independently record the lake as the nearest sensitive receptor — 0.05 km on the Terms of Reference and 0.02 km on the clearance application.

A frame taken from this edge looks across scrub and the lake's western margin, away from the arterial. It is a genuine amenity of position, and it should be described precisely rather than generously: the water is a boundary condition, not an address. The lake's mapped public access point is 2.02 km away by road, because the network runs around the water rather than along it, and this is the number that matters to anyone planning a morning walk. Proximity of this kind is also exactly why the environmental clearance application filed on 20 August 2026 is still under examination. Terms of Reference set the scope of the environmental study; they are not an environmental clearance.

Frame Five: The Walk from DNR Sarjapur Road to Wipro

The most valuable frame this location has is a pavement. Wipro's Doddakannelli corporate campus is 0.51 km away by road. That is a walk of a few minutes, and it is the one thing about this address that no other Sarjapur Road project can reproduce.

The frame is unglamorous — a service-road edge, a campus boundary wall, a gate — and it is the frame a buyer working at that campus should look at hardest, because it is the difference between a commute and a walk in a city where TomTom measures 36 minutes 09 seconds per 10 kilometres.

Frame Six: The Corridor Around DNR Sarjapur Road

Pull back and the surrounding context resolves into a working tech belt, all of it measured by road from this pin: RGA Tech Park at 4.25 km, Embassy Tech Village at 4.44 km, Reliance Centro at Bellandur — the nearest mall — at 5.08 km, Cessna Business Park and Global Technology Park each at 6.41 km, Pritech Park at 6.71 km and Prestige Tech Park at 7.08 km. Carmelaram railway station, the nearest rail connection of any kind, is 3.47 km by road.

A wide frame from above would also show why those road numbers are so much larger than they look on a map: the parcel sits behind the lake, and reaching the Outer Ring Road belt means going around rather than through. Pritech Park is a good example — close on a map, 6.71 km on the road. Every distance on this site is routed road distance for that reason.

The skyline in such a frame is dominated not by this project but by its neighbours, chiefly the Adarsh Palm Retreat township, which is the established quality reference for Doddakannelli and the visual context any new elevation here will be judged against.

Frame Seven: The DNR Sarjapur Road Building No One Has Seen

Promotional copy in circulation for this project describes five towers lettered A to E, each running two basements plus ground plus 22 upper floors, to a maximum height of 75.75 metres, arranged around a vehicle-free central podium with a standalone clubhouse, pedestrian trails and deep landscaping.

No image of that has been published, and no filing corroborates any of it. The client brief and the channel-partner website that carry those figures share the same distinctive values and therefore share an upstream marketing source rather than confirming each other, and the developer's own website carries nothing at all about this project. This page will not illustrate a building described only in a deck.

Frame Eight: What Will Fill the DNR Sarjapur Road Gallery

When DNR registers the project with the Karnataka Real Estate Regulatory Authority, the sanctioned plan, the elevations, the layout, the unit-wise carpet areas and the specification annexure all enter the public record as part of that registration. That is the point at which real drawings exist and can be published here. The project is not registered today, and under Section 3 of the Real Estate (Regulation and Development) Act 2016 it cannot be advertised, marketed, booked or sold until it is.

Until then, a site visit is worth more than any render. Stand on the frontage, walk the 0.51 km to the Wipro gate, look at the road at 9.30 in the morning, and walk the lake edge. Those four frames are available now, they are free, and none of them can be retouched.
